TRI-CITIES, WA - Two new restaurants opened their doors to customers in the Tri-Cities Monday.

The Rock Wood Fired Kitchen in Kennewick and Costa Vida in Richland are now open for business.

But there is an empty lot in Southridge apparently soon to be the Southridge towers and just across the street, construction is taking place for a new medical office building that may soon be one of the tallest building in the Tri-Cites.

It is safe to say business is growing.

Russell and Joy own three Costa Vida restaurants in the Tri-Cities they opened their latest one on Duportail in Richland Monday, add that to 10 Subway restaurants and they employ anywhere from 160 to 200 local people.

They said the strategy to a successful businesses is location, location, location.

"The number of other successful restaurants is of high value in calculating whether your success will be there or not too, so you look at some of the other restaurants and they're pretty busy here all the time so it's a pretty good guarantee that we'll be successful also," he said.

In Kennewick, most new development is happening in the Southridge area.

With a new Trios Health campus, plus a new medical building, other new businesses are popping up like The Rock Wood Fired Kitchen.

And more industrial growth is coming, thanks to the county's recent approval  of the Urban Growth Area Expansion that is adding 1,200 acres of land for industrial development south of I-82.

"That will allow continued growth in our community and more job creation with the ability to have some industrial land available as well," said Evelyn Lusignan, City of Kennewick.

In Pasco, there are still 20 to 25 building sites of all different sizes available along road 68 and 200,000 acres of land for industrial development.
